Would You Pay £235,995 For A Two Bedroom Coach House In Flitwick?

Right next door to our office in The Rufus Centre is where a massive new development is taking shape called Steppingley Gardens and Froghall Fields, and the developers have started giving out the plans for the type of properties available, including this one:


It's a computer generated photo as the real ones aren't built yet, but some are well
underway now. In case you wasn't aware there are 450 new dwellings being built in total, along with the fantastic new leisure centre. The current (old) leisure centre will eventually be demolished and new properties built in its place. Considering the current leisure centre costs thousands and thousands to maintain every year and is very inefficient when it comes energy saving, the new building is a great investment for the whole of Flitwick and Ampthill, I can't wait to see it open (Even though it's delayed until early 2016 already, haha). 

I drive past the whole site every day as it's right by us, and there's constant builders traffic, big arctic lorries turning, roadworks, traffic lights, etc, etc....but the whole development will be amazing when it's finished. Short term pain for long term gain..? I certainly hope so.

As for buying a 2 bedroom flat for £236k, it's not my preferred type of investment. I think this would rent for around £900-£1000 per month (5.08% gross yield) as it will be brand new and have a novelty factor to start with. If I was going to invest here i'd wait until some of the last phases and plots were being sold off, as developers will sometimes sell these cheaper if they've made a decent profit already or have targets and deadlines to hit. But equally if you want a decent property with a 10 year NHBC guarantee then it will be a very steady investment, less than a mile from the train station, very close to Centre Parcs, and even closer to 1st House Lettings in The Rufus Centre! What more could you ask for.
