Cranfield - Ready made 6.66% gross yield..?



Just seen this 3 bed semi in Cranfield, on the market for £139,995 and already tenanted until September 2015 for £750 per month! It looks like quite a good deal, not many 3 bed semi's for £140k around the area, and Cranfield has a demand for tenants because of the University. If this can be bought for £135,000 then its a 6.66% gross yield - pretty good!

Could be a couple of potential hazards - Tenancy would need to be checked (and tenant history) to make sure the buyer doesn't inherit any problems. And if its let to 2 or 3 unrelated tenants the property may fall into HMO territory, meaning a whole raft of potential issues. These would all need checking by a good solicitor, and i'm sure any problems could be negotiated or overcome.

6.94% Gross Yield in Barton-le-clay!



I've just done a little research on this one bedroom flat for sale in Barton-le-clay, it was last rented for £550pm in July last year. If you can pick this up for £95k and rent it for £550pm again then thats a fantastic gross yield of 6.94%!!!

The advertised ground rent is only £250pa but there's a slight caveat - the EPC rating is an 'F'. Just in case you are not aware, it will be illegal for landlords to rent out band F and G rated properties from 01/04/18. Also, tenants can request to improve the EPC rating of F and G rated properties from 01/04/16 with Green Deal or ECO Deal incentives.

Keep an eye out for more F and G rated properties coming onto the market over the next few years. I think some landlords will be worried and panic sell, when it could be an easy fix to improve the properties to an E or above rating!

Westoning - Lovely 1 Bed Flat - Good Renter



I've let this flat a few times over the past 4 years for the current owners, it achieved £525pm the first time and has been at £550pm for the last 2.5 years. I think it would easily achieve £575-£600pm now. This one is also located over the archway entrance to the development, so no noisy downstairs neighbours to worry about!

If you could pick this up for £145,000 then thats a potential 4.96% gross yield, pretty good for the area! It's also in very good condition and has been looked after well by all tenants, and the current owners.

3 Bedroom House In Bedford - 6.92% Yield..?



Look at this for a dump! At first glance it wants knocking down. Up for £120k and needs around £5-£8k spending on it at least - BUT, when finished it would rent for about £750pm, making a decent 6.92% yield after refurb costs and fees. I think whoever buys this will make a tidy return on their investment. 

I normally specialize in the Ampthill and Flitwick area for property investing, but there's hardly anything coming up at the moment so I've been checking out a 10-20 mile radius.
