Deregulation Bill - New Regs from 1st October 2015 - Are You Ready..?

If you're a landlord you should be aware of the new changes coming in on 1st September regarding renting your properties out, there are some new guidelines to follow and if you make a mistake it could cost you a lot of money, time and stress!

From 1st October 2015 you've now got to ensure your tenant receives:

A current Landlords Gas Safety Certificate (If gas appliances at the property)
A valid EPC
A copy of the governments How To Rent booklet:  https://www.gov.uk/government/publications/how-to-rent

Nice Little 1 Bedroom House In Flitwick - 5% Yield



This nice little one bedroom house is currently up for £150,000 and would easily rent for £625-£675 per month, making a steady 5% minimum yield. From the photo's it looks in very nice condition, with gas central heating, UPVC windows, off road parking and a low maintenance garden, plus it's a couple of minutes walk to the train station and centre. This would never be empty for long if on the rental market!

It's even got an extra little loft room, but this can't be classed as an extra bedroom as it's not passed building regs or planning.

All in all its a very nice little investment if you're looking for a buy-to-let in Flitwick!
