Two bedroom first floor maisonette, up for £140k??? This sounds pretty interesting, and I know demand for 2 bedders in Flitwick and Ampthill is very strong at the moment. This could very well achieve £700pm rent, meaning a gross yield of 6%!!

This 2 bed flat might not be the prettiest in Flitwick but it's certainly one of the cheapest! Nice little rental property for someone, and a short walk from the train station and town centre.

If this can be picked up for £120,000 or less it would rent for around £625pm, making a nice 6.25% gross yield. Need to check out the length of the lease, ground rent and maintenance charges, but if thats all ok then its a nice little investment for someone.

Do you know what annoys me when looking at potential investments? It's when I spot something on Rightmove or Zoopla, I phone the agent, and funnily enough it's just had an offer yesterday - even though it's been advertised since 25th April 2014! Nearly a year ago. What a coincidence eh? That's what I've just been told this morning when I called them - anyway......

On the face of it this is quite a big property, the area isn't great but after a few checks the rent achievable should be around £800. So if this could be bought for £130-£135,000 then that's a 7.11% gross yield! Unfortunately there isn't any internal photo's so it could be a total wreck inside, but you can always adjust your offer to suit with cost of work examples to justify any reduction. The more / better examples you can give to the agent, the easier it is for them to negotiate with the seller.
