6.94% Gross Yield in Barton-le-clay!



I've just done a little research on this one bedroom flat for sale in Barton-le-clay, it was last rented for £550pm in July last year. If you can pick this up for £95k and rent it for £550pm again then thats a fantastic gross yield of 6.94%!!!

The advertised ground rent is only £250pa but there's a slight caveat - the EPC rating is an 'F'. Just in case you are not aware, it will be illegal for landlords to rent out band F and G rated properties from 01/04/18. Also, tenants can request to improve the EPC rating of F and G rated properties from 01/04/16 with Green Deal or ECO Deal incentives.

Keep an eye out for more F and G rated properties coming onto the market over the next few years. I think some landlords will be worried and panic sell, when it could be an easy fix to improve the properties to an E or above rating!
