How Many New Build Properties Are Coming Up Around Ampthill & Flitwick?

Seeing as our office is in The Rufus Centre on Steppingley Road, Flitwick we see houses being built all around us every day now. The site called Froghall Fields and Steppingley Gardens is well under way, with the showhomes done and glitzy sales brochures available, you can see all the estate plans if you want to have a nose.



Then we thought about the site in Ampthill called St Andrews Place, have you seen it? It looks massive! I didn't think it was possible to squeeze such an impressive looking site in that manky old plot, but it looks really good.



Then we noticed a building site down Water Lane in Flitwick as we manage a house there. We're not sure who the developer is as it's very early days, but apparently whoever it also 

owns the row of cottages in front of the plot.




Then we noticed the site in Ampthill town centre called St Georges Place which looks very posh with all the shiny black hoarding around it, next to the old council offices. That site looks huge, and they'll go for a premium in that location.



Then we noticed the sign up next to Redborne School, Connolly Homes. This is another huge site stretching right down to XXXXXX. This one hasn't started yet.



Then we see plans approved for another big site in Abbey Lane, Ampthill. I had no idea this was going ahead or was even a light bulb in a cartoon planners thought bubble.

Then we saw a little (cough) development on the outskirts of Houghton Conquest. 

Then we saw a watery development looking to get the go ahead in Clophill.

Then we noticed the care home about to be built near the One-O-One on Ampthill Road, Flitwick.

Then we noticed three sites in Marston Moretaine looking tasty.

Then we noticed a site on Newbury Lane in Silsoe getting it's skates on.

Then we noticed a little site by Drivestyle in Flitwick having a lovely view over the train tracks.

Then we noticed our accountants (Haines Watts) offices being demolished for new flats, hope they've done their numbers.

Then we noticed another site in Marston Mortaine looking positively bitching.

Then we thought about the Police Station up for sale in Ampthill, which will probably end up as more properties.



Then we thought about The George pub up for sale in Silsoe (They're asking for offers around £750k in case anyone is interested).

Then we had a cup of tea.


So Here's what we found:

  • The above comes to 1889 new properties + a 75 bed care home!


So....what does this all mean? There's always new sites going up everywhere, but at the moment there's some big big sites going up around us at a hectic pace. I'm not one of those people who moan about change, I think this is great. Unfortunately around Ampthill & Flitwick we haven't got massive brown field ex factory sites which we can utilise for housing, so making the most of unused land seems pretty logical. The only thing that worries me is the amount of extra traffic it will create, the extra waiting times at doctors, the extra places needed for schools, and the disaster of a longer queue in the various coffee shops. Hope all this has been factored into the plans. 

By the way, there's also an application for another Costa to open up in Flitwick High Street by the post office. Have you noticed Costa is everywhere lately? Seems like Bedfordshire has gone into bed with them, every garage has a Costa machine and every retail park has a Costa in the car park - or even two in Kempston. Jesus whats next, Costa outlets in hospitals and schools? Great marketing by them don't get me wrong, but give the independent owners a hand otherwise we'll run out of choice.
