Smoke And Carbon Monoxide Alarms - Has Your Rental Property Got Them?

It never ceases to amaze me how bad some agents are at keeping up with current legislations. Over the past two weeks I've been to see a property that's already managed by another agent which didn't have a smoke alarm fitted, and I spoke to another landlord who's agent told him he didn't need to put in smoke alarms until a change of tenancy. This was their interpretation of the new regs that come in on 1st October 2015.

Seriously?

Both agents aren't doing their job properly. The regs changed on 1st October and every
rental property must have a smoke alarm on each floor, and if there's a solid fuel burner such as an open fire or log burner then there must also be a carbon monoxide alarm fitted. They don't have to hard wired, battery ones are fine.

These agents are risking their landlords a fine of £5000 right now, and if there was a fire then they're in even worse trouble. See the actual legislation here if you'd like to read it:

Maybe I should email it to the other agents and bring them up to speed, I'm sure they'd love that. Makes you wonder what else they're not up to speed with.....

Our staff are trained on a regular basis at 1st House Lettings, and i'm always in contact with other industry professionals to make sure we know whats going on. If you'd like a chat about any of the new changes that come in on 1st October 2015 then give me a call on 01525 838848, or drop in for a coffee at our office in The Rufus Centre, Steppingley Road, Flitwick.
